Columbia Gardens Limited Partnership (CGLP), is a Minority Business Enterprise (MBE) with Certification # M5M0027173.    CGLP has assembled a diverse turnkey project development team, has selected properties located in downtown city center districts with rapid transit centers, create future standard of living that empowers our tenants, share community goals by reaching out to community’s stakeholders who desire to improve under utilized lands or propeties located within opportunity zone or non-opportunity zone type developments.

Our Mission

To create conceptual designs and build standardized structures focusing on repeatable residential, retail, and commercial real estate development projects. And, setting a new bar by collective ways of thinking to overcome community challenges with cultural connotations. While, connecting businesses, cultures, and bringing people together within the Columbia Gardens projects.

Development

CGLP’s Mixed-Use developments exceed planning, zoning, and design standards. CGLP creates a new sense of home where individuals, families and businesses plant new roots towards sharing and having an enhanced quality of life within new or developing urban downtown city center districts and near high speed rail transit centers.

On our 1st level floors we design-build specialty themed & unique small boutique retail spaces and partner with any size startup businesses.  The retail/commercial spaces offers a diverse and synergistic tenants who support and attract visitors into a captured market, and yet with rights to grow and stand alone without competitive business models effecting their success.

Columbia Gardens Limited Partnership (CGLP) has assembled a spectrum of business relationships with decades of design-build-operate expertise for affordable Mixed-Use residential/retail developments. CGLP has created solid, sound, and highly profitable multi-phased developments, so that, our team members, non-opportunity zone(NOZ) & qualified opportunity zone(QOZ) investors will all succeed. We have selected underutilized lands/properties where we can make a difference and enhance downtown centers.  QOZ properties are targeted in King County region.  Our strategic project team alliances, investors, tenants, condominium owners, and community members will all share in CGLP’s future developments beyond returns on investments but also by enhancing the lives of those individuals who chose to live at our development sites, the garden environment, and by strengthening the heart and soul of urban community districts and Transit Centers within King County region.

Joint Ventures

CGLP is a new developer who offers neighborhood landowners to join our team to improve their downtown districts by selling their homes to plan-design-build a new Mixed-Use project master plan for building a new CGLP Real Estate development.  CGLP is creating Joint Venture partnerships with landowners and is willing to join existing national developers towards investing into the City of Auburn community.

Limited Partners

CGLP has assembled a turnkey real estate development team and is open to work with other developers under a Majority or Minority Joint owned joint venture partner.

CGLP is a certified minority owned business.  Under the State of Washington Office of Minority & Women’s Business Enterprise (OMWBE) CGLP can secure a new construction loan with up to 2% below qualified bank interest rate for any sized Mixed-Use apartment/retail development.

Investors

CGLP is a full concept developer with a turnkey master plan, design, business, market and feasibility, and construction team assembled and ready to develop small & large scale Mixed-Use Real Estate Developments.

CGLP is offering early-stage investment opportunities within the City Auburn, Washington.  CGLP is focused on affordable, market rate, and tax advantage investments.  CGLP is ready to secure individual and institutional investors investments, and our SEC 506 Private Placement Memorandum (PPM) is written and available upon request.

Alternative new construction loan financing is available via HUD and Private Underwriters for the future planned CGLP developments.

Steve Rodrigues

Principal/General Manager

Steve Rodrigues, has over 30 years of constuction management experience and is founder of CGLP.  He is managing partner/principal and leads a turnkey real estate development team with partners willing to plan-design-build the “Columbia Gardens Auburn” developments. The team’s qualifications bring a diverse and strong level of management, architectural, civil and structural engineering, transportation, recreational, and shared visions and goals with a strong sense of community building towards jobs creation, economic-social-cultural impacts within a “Columbia Gardens Auburn” project.  The team together can make a difference in lives and the Auburn community.
